During your initial consultation with Brian, he will seek to understand your goals and needs when it comes to getting your home prepared for market, ultimately, leading to a smooth & successful transaction.
Brian will create a comprehensive marketing plan for your home, covering print, digital and face-to-face marketing strategies. Identifying the likely buyer of your home is where Brian’s experience can help.
From a flyer box in your yard to “Just Listed” postcards and detailed brochures, your home will stand out to neighbors and buyers with eye-catching photography and professional design. Your digital listing and advertising will feature stunning images, compelling written copy and utilize the power of social media and targeted buyer ads to capture your audience.
Your home will be listed on the MLS and syndicated across popular home search sites, including Zillow, Trulia and more.
Complementing these techniques, Brian can arrange Open Houses for fellow brokers and the public to allow potential buyers to experience your property in person. These events are also important for gathering feedback about the listing and making any necessary adjustments.
Like Open Houses, home showings are a necessary part of selling. When your home is on the market it has the potential to be shown at any time, so it’s important to maintain a certain level of cleanliness. During home showings, it’s recommended for sellers to leave the property to give potential buyers privacy while viewing your home.
When an offer is received, Brian will present it to you along with explaining the legal requirements, the offer specifics like price, earnest money, closing terms, contingencies and other conditions of the purchase. With all the above, Brian will also provide you with an estimate of your selling costs and your net proceeds.
One of Brian’s most important responsibilities is to be an advocate for you. This includes negotiating on your behalf focusing on price, repair costs, timelines, contingencies, and other factors in order to get the best terms possible for your sale.
Once the contract is signed, a home inspector is hired to examine the home’s condition, safety and major mechanical systems. If any issues arise from an inspection, you may need to renegotiate some terms of the sale or work with the buyer on certain concessions. No matter what, Brian will protect your interests and ensure that the sale is a success.
Escrow is an objective third party to the real estate transaction. The escrow agent helps to facilitate the sale by holding important documents and deposits in trust until both parties have met the terms of the sale.
During this final step of the process, ownership is transferred from you to the buyer, closing costs are paid and a number of documents are signed. After closing is finalized and recorded, the home is sold.
